What the publisher says
CARTO Site Selection AI Agent
The CARTO Site Selection AI Agent enables enterprises to analyze and select new commercial sites using spatial analytics (GIS). Users can prompt the agent with natural language questions about different locations and key requirements, such as demographics, foot traffic, or competitor presence, which will automatically be incorporated into the underlying spatial analysis. Watch a demo here.
The CARTO Site Selection AI Agent can either evaluate a list of locations you already have or discover new locations for you based on what makes your current business successful. Its capabilities fall into two main categories:

- Direct Site Comparison
This is for when you have a list of potential new locations and want to compare them against a successful existing one.
You provide:
- An address for your successful reference location.
- A list of one or more addresses for proposed new locations.
- The type of business you operate (e.g., coffee shop, retail store, warehouse). The agent will analyze and provide:
- POI Similarity Analysis: Compares the Points of Interest (POIs) around each location—like other businesses, parks, and restaurants—to see how well the business environment of the proposed sites matches your reference site.
- Demographic Similarity Analysis: Using Google's Population Dynamics Foundation Model, it compares the socioeconomic profiles of the locations. This includes income, age, education, and other key demographic indicators to see if the potential customer base is similar.
- A Multi-Dimensional Ranking: Delivers a comprehensive report that ranks the proposed sites based on both business environment and demographic similarity, explaining the strengths and weaknesses of each.
- An Interactive Map: Makes a map visualizing all the properties, their POIs, and the similarity scores for a clear, comparative view. 2. Market Discovery and Expansion Planning
This is for when you are looking for new markets and don't have a list of addresses yet.
You provide:
- A reference zip code from a successful location. The agent can find new potential markets by:
- State-Wide Search: Finds the top 10 most demographically similar zip codes across an entire state. This is ideal for planning a broad expansion strategy (e.g., "Find me the most similar zip codes in Texas to my successful one in Austin").
- Regional Search (by radius): Finds the top 10 most similar zip codes within a specific geographic area. This is perfect for concentrating your growth in a single metropolitan area (e.g., "Find me the most similar zip codes within 25 miles of downtown Los Angeles to my successful one in Santa Monica"). Data Powering the CARTO Site Selection AI Agent:
- Google Maps Places Insights & Google Places Data used to quantify the precise count and mix of surrounding business types that define your most successful existing locations. This fingerprint then becomes a critical tool to qualify new sites, ensuring they closely match the proven commercial environment that already works for your business.
- Google Population Dynamics Foundation Model which provides a deep, predictive understanding of a location's character and potential customer base beyond traditional demographic data. The agent requires no technical expertise to make a map, making it accessible to any site planner or expansion team member. Deployed within the Google Cloud environment and accessed via Google Gemini Enterprise, it eliminates time-consuming manual processes for the GIS and data analysts in your organization, providing instant insights.

The SettleTop steps above are possible but not automated yet, so today they sit open and a perfect 10 is out of reach. Open information like firmographics and reach has fewer steps to climb, so it sits a little higher for the same visible evidence.
